We are growing our portfolio and are seeking an experienced Regional Property Manager to oversee a portfolio of communities within the Tidewater and central Virginia area. Specifically, we are looking for a highly motivated and enthusiastic dynamic leader for our rapidly growing organization. We are pursuing a leader to support the staff while providing personal growth opportunities for their success and advancement. The Regional Property Manager will set the tone of the work environment while modeling the culture of the organization. We will provide the resources for our RM to ensure the portfolio reflects the philosophy of the company. We are looking for leaders who take initiative, advocate for their team, and never lose sight of the bottom line while providing excellent customer service to both internal team members and external customers. Team players who are proactive, organized, and driven will be successful in this role. You must be able to balance your role as both an empathetic team leader and business strategist, continuously looking for ways to improve NOI, property performance, and team development while effectively communicating with corporate team members and ownership.

Detailed Job Description:

  • Manage a multifamily residential portfolio and motivate a sales team; train and motivate associates to achieve sales goals.
  • Achieve and exceed targeted physical and economic occupancy goals by effectively managing all activity related to effective cost control, revenue maximization, and delinquency management.
  • Maximize financial performance including year-over-year Net Operating Income (NOI) while maintaining expenses in line with a budget and maximizing revenue.
  • Prepare monthly financial reports and variance reports.
  • Lead monthly meetings with owners and directors to include a review and analysis of property financial reports and operating issues.
  • Work with the owners to identify property goals and objectives.
  • Analyze and prepare all rent pricing strategies.
  • Implement a competitive marketing strategy.
  • Maintain thorough product knowledge of all properties and that of major competition.
  • Ensure all required weekly, monthly, and quarterly reports are completed accurately and in a timely manner.
  • Respond to escalated customer needs in a timely and professional manner.
  • Provide professional and positive leadership to team members.
  • Respond to action items and goals identified on monthly property inspections; ensuring community appearance meets or exceeds site standards.
  • Responsible for satisfactory site audits.
  • Oversee and manage legal updates and compliance-related processes.
  • Track property and team member performance through regular performance reviews.
  • Recruit, hire, train, and mentor individuals for all property level positions.
  • Maintain a succession plan and strong candidate pool.
  • Travel required

Qualifications:

  • Required experience in Property Management: Minimum 4 years
  • Working knowledge of multifamily property management practices and processes: Fair Housing laws and regulations, building and grounds maintenance, resident relations, leasing, rent collection, eviction procedures, accounting principles, property safety, and use of property management and accounting software.
  • Excellent communication and interpersonal skills.
  • Detail-oriented and highly organized.
  • Strong customer service skills.
  • Skilled in time management and the ability to prioritize tasks.
  • Excellent critical thinking and problem-solving skills.
  • Knowledge of relevant landlord-tenant laws.
  • A strong understanding of the bottom-line and comprehension of balancing income and expenses to ensure the best overall results.
  • Efficient organizational habits and time management skills.
  • Must highlight emotional intelligence and exemplary customer service.
  • Applicant must possess excellent communication skills, both written and verbal.
  • Possess advanced property management financial reporting knowledge.
  • Understanding of current legal responsibilities of the properties.
  • Exceptional organizational skills and extreme attention to detail.
  • Excellent verbal and written communication skills.
  • Professional appearance and demeanor.
  • This position reports to the Vice President of Operations.
